Wet basements are nasty, they smell bad and pose a high risk to the family’s health and home’s value if left unchecked. 1- Install gutter extensions

2- Plug openings 

New homes usually may become victims of leaking basements. It could also happen because of cracks or gaps in plumbing pipes. It’s best to plug openings with hydraulic cement or polyurethane caulk. It’s cheap and works for the time. 

Plugs are most helpful when the basic problems remain limited to a hole dribbling water. However, if water comes through the floor, you need to take a closer look at the joints where the floor and wall meet. It could be possible that the leakage problem is underground. If so, plugs won’t be an effective solution.

3- Restore soil crown 

If water keeps dripping despite closing the hole or plugging the openings through the crawl space, it means surface water is not draining away as it’s supposed to be. 

It’s preferred that a house sits on a crown of soil, elongation 6 inches over in all directions. Soil helps to set the foundation. That’s why workers always work through the foundation to set it properly. Usually, dirt is added to balance the soil level. 

4- Improvise the landscape 

Builders should understand that a home’s siding can overlap its foundation. The downside of building a crown is that it increases the chances of rot and termites. In such a case, a mound of dirt is created or a shallow ditch. This landscape helps redirect water away before it reaches the house.

5- Maintain and repair footing drains 

It’s a high possibility that the main leakage problem is because of hydrostatic pressure that pushes water up from the ground. 

To check water leakage in your basement, first inspect the footing drains, and underground pipes. These pipes are built to carry water away from the house foundation. It is possible a hole in the pipe is the main culprit here. 

In case it’s a clogged drain, you need to open the manhole or drain and clean out the pipes. Use a garden hose to do the job. 

6- Add a curtain drain 

What if there are no footing drains? It’s time to install a curtain drain that diverts water underground. 

It’s a shallow drain trench, almost 2 feet deep, filled with gravel, and perforating piping intercepts the water. It is then carried out at a safe distance. In case the drain passes through a highly vegetative area, with trees and shrubs, switch to solid pipe to reduce risk of roots growing and damaging the pipe. 

Installing proper drainage pipes while the house is under construction is a feasible option to avoid any future leakages. Remove any cracks and update the materials as per your requirements.
